What are the fiscal consequences of owning a property in Turkey?

If you are taxable in the UK or in Ireland you are obliged to declare the value of the residence in Turkey to the British or Irish tax authorities. In Turkey you neither pay property tax for the value of the residence nor tax on the profit when selling the residence. In Turkey you do pay conveyancing tax when buying and selling your residence. This amounts to 3% of the value as mentioned on the certificate of ownership. |

New Projects An initial deposit of 25% of the purchase price is required to confirm the sale. After 3 months in order to acquire the Deeds to the property the purchaser must pay a further 60%. Fee for certified translator at Public Notary: 30 Euro. Registration Fee at the Tapu Office: 25 Euro. Giving Power of Attorney: Approx. 100 Euro Signing “promise to buy and sell contract” at Public Notary Office: Starting from 350 Euro, approx. 1.2 % of the value of the property. Obtaining “Completion Report” (Newly built properties only): Starting from 350 Euro, depending on the size and the location. |

As a foreigner am I allowed to buy a property in Turkey?

As a citizen of any EU member country (including Norway), you have the right to acquire ownership in Turkey. However there are a number of restrictions that require a formal request for a permit. This procedure is a mere formality which may last from 4 to 8 weeks after which the certificate of ownership may be transferred to the buyer's name. |

Do I need a visa to stay in Turkey?

A tourist visa is sufficient for a stay of less than three consecutive months. This visa is obtained at the border for €15 per person. This means that you may travel in and out of Turkey for three months without buying a new visa. |
